Artisan Partners serves property owners in two situations: when they build their villa or redesign its interior, and when their existing building needs a structural assessment or an occupancy certificate requested by the municipality.

Opinion starts with inspection
A building’s condition cannot be judged from a photo or a general description. So we inspect the building itself, and every report we prepare is tied to that specific building.
Decisions before finishes
A small change in the plan can affect more than one detail. So we settle the layout, functions and circulation first, then move to materials and finishes. Every option has its merits and limits; we present them clearly and decide together with the owner.

Who issues the occupancy certificate?
The certificate itself is issued by the municipality. We start from the municipality’s request exactly as the owner received it, then guide the owner through the engineering side of the process.

Can you assess a building from photos?
No. A building’s condition cannot be judged from a photo or a general description. So we inspect the building itself, and every report we prepare is tied to that specific building.
Do you carry out fit-out, decoration or contracting works?
No. We design and supervise the works; we do not carry out fit-out, decoration or contracting works.
What is the difference between design and supervision?
Design defines what will be built; supervision checks on site that the works match the design. They are two different services, and each complements the other.
What happens in the first consultation?
We agree with the owner from the outset on what the service covers. The purpose of the first consultation is to make the next step clear.

Yes. Licensed by the Abu Dhabi Department of Economic Development, licence no. CN-5216366, and classified as an Engineering Consultancy Office – Second Category by the Department of Municipalities and Transport, Abu Dhabi.
